Wealthcap launches residential investments for institutional investors and establishes strategic partnership with Domicil

  • Future investments: Focus on locations with outstanding prospects
  • First concrete transaction in preparation – volume of 200 million euros for institutional investors scheduled for the second half of 2018
  • Planned total investment volume of more than one billion euros in three years

Wealthcap and Domicil have agreed on a long-term strategic partnership for the development of promising investment strategies in the residential real estate sector. Together the cooperation partners intend to initially target the German residential real estate market for institutional investors. The two companies are working together exclusively on residential investments to complement one another’s strengths along the value-added chain.

The investments will focus on micro-locations with an outstanding outlook for growth and development. As well as a positive population forecast, these include, in particular, development and expansion opportunities both in the immediate vicinity and at the property itself. Accordingly, the focus is primarily on locations at intermodal hubs with excellent infrastructure links and further growth potential.

“Residential real estate is a central element in our growth strategy for future investments. In the coming three years we intend to invest around one billion euros in residential properties. In Domicil we have found the perfect partner who will be able to supply us with high-quality properties at locations of the future. We will contribute our strengths in portfolio and strategic asset management to develop and place attractive investment strategies for institutional investors,” explains Gabriele Volz, Managing Director of Wealthcap.

The first joint investment solution for institutional investors is planned to have a total volume of 200 million euros and is currently in preparation. The portfolio will be marketed in the second half of 2018.

As the financial investment management company, Wealthcap is assuming responsibility for the business performance of investments, including the structuring, marketing, portfolio management and strategic asset management. This encompasses a final decision on transactions as well as on their inclusion in the AIF. Investments for the forward-looking further development of the properties require the consent of Wealthcap. The financial investment management company is responsible for the budget process, liquidity management, as well as risk and client management.

In the framework of the cooperation Domicil Real Estate Group acts as the investment manager with an established network of ongoing residential investments for Wealthcap; Domicil is assuming responsibility for the transactions and the associated sourcing, purchases and sales, as well as for commercial and technical asset management.

“We are very much looking forward to the strategic partnership with Wealthcap. From now on we will bundle our strengths to develop exciting assets into high-quality solutions. We are experts for residential real estate – Wealthcap is contributing its structuring and management competence with institutional investments. Together we have great plans,” says Khaled Kaissar, the Managing Partner of Domicil Real Estate Group.

Thanks to its many years of successful collaboration, the responsible team at Domicil is tried-and-tested and already has a nationwide track record in the field of individual and portfolio transactions in the residential segment. A strong international network with all the relevant market players and profound knowledge of the market form the basis for the team’s expertise.
